Recommended Action
RECOMMENDATION:
Staff recommends that the City Council receive and file the decision of the Planning Commission approving the project subject to certain conditions.

There are no fiscal implications associated with the recommended action.
DISCUSSION:
The subject property is currently occupied by an auto dealership Manhattan Beach Toyota/Scion, totaling 53,481square feet. The Planning Commission, at its regular meeting of May 14, 2014, approved (4:0:1) a Use Permit Amendment, Variance (Building Height) and Sign Exception Amendment with a Master Sign Program, and denied the landscape Variance. The project will demolish 10,351 square feet of the first floor of the existing main building and construct a 17,896 square foot two-story addition. The applicant is proposing to lower the grade of the finish floor at the front of the building by up to five feet and extend 21 feet closer to Sepulveda Boulevard. The new addition will be 77 feet from the Sepulveda Boulevard front property line. The proposed building will function as a Toyota/Scion showroom, parts area, customer lounge and sales and operations related offices.
