On August 28, 2024, the Planning Commission considered the items described below:

1.                     Consideration of a Use Permit for the demolition of an existing 4,470 square-foot auto repair shop and the construction of a new 7,400 square-foot three-story medical building with on-site partially subterranean parking at 222 N. Sepulveda Boulevard and associated environmental determination finding the project exempt from the California Environmental Quality Act.

The August 28, 2024, Planning Commission meeting was duly noticed on August 15, 2024. The applicant’s architect spoke during public comment at the meeting, as did members of the public. After the close of the public hearing, the Commission expressed support for the project with requested modifications to the conditions of approval regarding the number of trees along the rear property line, tree size, potential limit on short-term parking and loading along Sepulveda Boulevard, subject to approval of Caltrans and the City’s Traffic Engineer, and having the plan check submittal strictly comply with the elevations seen by the Planning Commission. Based on substantial evidence in the record, and pursuant to the Manhattan Beach Municipal Code, the Planning Commission adopted the resolution, as modified, approving the project and adopting the environmental determination (5-0 ayes-nays).
